- The Truth About “Spec” Homes
- Any time the design and construction of a house is directed by someone other than the homeowner for the purpose of selling and earning a profit, the home is referred to as a “spec” house. That is, the designer/builder is speculating he can create a property with more value than he has invested.
- A Lesson of Quality Building
- Once there was a general contractor who had met with great success. As he grew older and was forced to slow down he began to place more faith in his job site supervisors and gave them greater responsibilities. Unfortunately, one of them had started taking advantage of this trust. Since the supervisors were allowed to share in profits, this particular man had started cutting corners with the homes he was building, overlooking quality problems and using cheaper materials where he didn’t think he’d be discovered.
- One day, as this supervisor was nearing completion on a new home, he was called in to see his aging boss. The boss, knowing this supervisor had been wanting for many years to build a nice home for his growing family, thanked him for all the work he’d been doing… and in a very generous show of appreciation, gave him the new home as a gift.
- In some instances, spec builders deliberately construct houses with cheap materials using inferior trade practices, and maintain a quality level only high enough to pass inspections. Although this sounds cheap and possibly even deceptive, the end result is not necessarily evil. The smaller investment lets the builder sell the home at a lower price, allowing some people to get into a house they could not have otherwise afforded. The problem, of course, is that the house won’t last, will always be plagued with maintenance problems, and the homeowners will be forced to live with substandard quality forever! Hence, the term “spec house” became associated with poor quality.
- At the other end of the spectrum, many professional builders elect to construct high quality “spec” homes, cutting no corners and creating homes equal in quality to the very best of custom built homes. The integrity of the builder and his passion for excellence determine how well a home will be built, and this applies to small and mid-sized homes as well as large, luxury homes.
- To Custom Build or Not?
- David Smith makes building a custom home as easy as possible, but it’s not for everybody. Building a home takes time, and if you’re in a hurry, custom building may not be right for you.
- Many people just don’t like having to make a lot of decisions at one time. When you’re building, you must make decisions and they must be made in a timely manner. There's no way around it.
